Keeping Moisture off Your Flat Roof

commercial flat roof

Moisture in the structure of a flat roof may be the result of condensation caused by variations in temperature, water ponding and infiltration, as well as moisture-loaded air coming from inside the building and crossing the ceiling. It is impossible to protect 100% the structure of your roof, even with a vapor barrier, but there are two forms of flat roof construction that can keep moisture off.

The cold deck solution

Thermal insulation can be installed either above or below the roof deck or the waterproofing layer. If it is placed below, ventilation is required at the underside of the deck to make it efficient against moisture. This is known as the cold deck solution. It is a more common construction than the warm deck, but it is less thermally efficient.

The warm deck solution

In this case, insulation is installed above the structural deck. In relation to the waterproofing membrane, it can be placed either above or below, it doesn’t matter. This flat roofing solution requires no additional ventilation and typically includes a vapor controlled layer, which prevents condensation. The only problem is that not all buildings can accommodate this design.

Remember that if your flat roof is installed properly and you choose the adequate deck solution, you should not have moisture problems. Contact Roof Restoration Inc for quality advice, installation, and repair roofing services.
